Viewing tourism is the single biggest efficiency killer in real estate sales. Agents spend countless hours driving, only to discover on site that the prospect walks in and realizes the layout or the ceiling height isn't for them. Virtual property walkthroughs (360-degree tours) eliminate this problem almost entirely. With a digital twin of the property, you move the first contact 100% online. A virtual property tour lets prospects step into the property from their living room couch – entirely non-binding, yet highly immersive.

Matterport: the gold standard of digital twins

The market for 360-degree cameras is vast, yet "Matterport" has established itself worldwide as the undisputed gold standard. Why? Because a classic 360-degree photo (often shot with cheap consumer cameras) is merely a flat panorama. You stand in the middle of a room and can turn around. The user's brain, however, perceives no depth (no parallax).

Integration into everyday sales work

How do you use a virtual tour most effectively?

• The open-house replacement: List the property with the link to the tour. Explain in the listing that a thorough digital pre-viewing is required first.
• Pre-qualifying buyers: Only once a prospect has demonstrably watched the virtual tour and has concrete questions about the property are they invited to a physical viewing. This drastically reduces the number of viewing appointments – while the number of qualified offers per viewing positively explodes.
• Data protection & privacy: When a rented or still-occupied property is sold, constantly disturbing the residents with "quick look" appointments is extremely intrusive. A single scan takes 2 hours. Afterwards, the property can be shown to hundreds of prospects worldwide for weeks without ever disturbing the current residents' privacy again. Family photos or valuable artwork belonging to the owners can, by the way, easily be pixelated (blurred) in the scan.

Virtual tours for off-plan and new builds (CGI tours)

While Matterport is used for existing properties, in unbuilt new developments (off-plan) there is simply nothing to photograph yet. For developers, we create fully computer-generated (CGI) 360-degree tours from the architect's 3D data.
